Löhne: NAI apollo real estate brokers sale of 48,000-sqm logistics property to Obotritia Capital

Frankfurt am Main, 31.05.2017 – The owner-managed real estate consultancy NAI apollo real estate – partner of the NAI apollo group – advised on the sale of a logistics property in Löhne to Potsdam-based investment house Obotritia Capital KGaA, which is investing in commercial real estate throughout Germany. Obotritia Capital acquired the logistics facility from an international investor, which was advised by the law firm Goodwin Procter LLP.

The fully let property located at 7-9, Dieselstraße has two tenants, with Hermes Europe occupying most of the space. NAI apollo real estate recently extended the lease contract with Hermes for a further three years as part of its asset and property management mandate. In addition, Hettich GmbH & Co. KG, one of the leading manufacturers globally of furniture fittings, was secured as a new tenant under the terms of a ten-year lease for the Löhne property. The contract signings were subject to extensive rebuilding work at the logistics facility, and NAI apollo real estate is responsible for the project management of this work.

Lenny Lemler, Co-Head Investment and managing director of NAI apollo real estate, said: "At present, it is difficult to find good products on the logistics real estate market. Properties such as the building in Löhne are attractive because of their good location, stable income and creditworthy tenants. At the same time, the price is not yet at the level of many prime locations."

Löhne is a mid-sized town in the Herford district, with a population of about 40,000 people. It is located approximately 25 km northeast of Bielefeld. A large number of globally active companies are based in this region, including Bertelsmann, Miele, Dr. Oetker and Melitta.

The logistics property was constructed in 1971 and is positioned within the Löhne-Falscheide industrial zone close to the B239 federal highway. This also provides easy access to the A2 and A30 motorways. The nearest inland port is just 30 km away in Minden and offers access to state-owned waterways that connect Minden to the Hamburg sea port, for example.
